What does a boiler service cost?

CV-ketel onderhoud is €145 incl. BTW plus any materials. Send me your boiler model when you enquire so I can check which service parts it may need; the gasket and parts sets differ a lot from one make to another. I’ll explain any additional work and cost before going ahead.

If you have mechanical ventilation, I can clean the MV box in the same visit for €55 incl. BTW, or a WTW (heat-recovery) unit for €70 incl. BTW. Maintenance plans are available on request — ask me.

A service is planned maintenance. If the boiler has stopped working or shows a fault code, tell me when you book so I can allow for diagnosis rather than treating it as a routine service.

What is included?

I follow the manufacturer’s service steps for the boiler you have. On an Intergas Kombi Kompakt, one of the most common boilers I see, Intergas’s installation manual sets them out, and a service with me looks like this:

1. Switch off and isolate. Power off, plug out, gas tap closed, and the boiler left to cool.
2. Open it up. The flue pipe and the condensate tray come out, then the front plate comes off with the gas valve and fan still attached.
3. Clean the heat exchanger. The baffle strips come out and the fins are brushed and vacuumed from top to bottom, including the underside, where most of the dirt collects.
4. Clean the condensate tray and the siphon with water, so condensate drains freely.
5. Leave the burner alone. Intergas says the burner and its insulation plate must not be cleaned; brushing them only makes dust. I check them and leave them be.
6. New gaskets. I replace the front plate and burner gaskets rather than reuse them (see below). Where the bolts meet the front plate I put a thin layer of the ceramic grease Intergas supplies, which also stops the well-known Intergas tick.
7. Put it back together properly. The front plate bolts are tightened crosswise to the torque in the manual, and the siphon is refilled before it goes back.
8. Check for leaks. Gas connections, heating and water pipes, the front plate, the fan connection and the flue parts are all checked with the boiler running.
9. Check the combustion. I check the gas-air setting so the boiler burns cleanly and efficiently.
10. Test heating and hot water, and check the pressure and the expansion vessel.

Other makes have their own steps, and I follow those. Afterwards you get an explanation of what I found, what I did and anything that needs following up.

Why I replace the gaskets

The gaskets seal the space where the gas burns. Once a boiler has run for a year, they’ve been squeezed and heated thousands of times, and they harden. Intergas’s manual says to check every seal for damage, hardening, cracks or discolouration and replace it where needed. I replace them as standard: a gasket costs little, and a seal that no longer closes properly can let flue gases escape or draw in air the burner shouldn’t get. A worn burner gasket can also make the burner resonate.

Gaskets and other parts are materials, listed separately, so you can see what you are paying for.

How often should it be serviced?

Follow the manufacturer’s instructions for your boiler and its warranty conditions. Some models need annual maintenance; others have a different interval. Age, use and condition can also affect the advice. Send me the model and the date of the last service if you’re unsure.

Do I need a maintenance contract?

You can book a one-off service with me. You don’t need to take out a subscription to have the boiler maintained.

If you already have a contract, check what it includes before paying for a separate visit. A plan with breakdown cover is a different product from a maintenance-only service. I explain the comparison in maintenance contract or one-off service.

What if something is wrong?

Let me know about fault codes, unusual noises, pressure loss or unreliable hot water. A photo of the display and a short description help me prepare. Don’t remove the boiler casing to take a photo.

For a fault there’s the fault visit: €135 incl. BTW, with no call-out charge, and the fault fixed if that takes about an hour, small parts included. A bigger repair gets a fixed price before I start. Boiler repair explains what a repair visit involves.

Message me on WhatsApp with your postcode, boiler model and preferred days. If you rent, check with your landlord or managing agent first in case maintenance is already arranged.

If you smell gas, leave the property and call 0800 9009 from outside. If a CO alarm sounds or you suspect carbon monoxide poisoning, get everyone outside and call 112. Don’t wait for a maintenance appointment.
