Living in a rented home or an apartment?

Check whether your landlord already arranges boiler maintenance. For an apartment, tell me if the flue is shared and who manages the building. Any shared-system work needs to be discussed with the VvE or managing agent before booking.

Good to know in Hoorn

• Damp crawl spaces. Hoorn’s own water plan notes places where crawl spaces (kruipruimtes) stay damp and older plot drainage may no longer work well. Heating and water pipes often run down there, so on a visit I check them for rust and slow leaks.
• A town full of monuments. Hoorn has 383 national and 462 municipal monuments, and on a monument even interior changes can need a permit. Replacing a boiler in the same spot, with the same flue route, is the simplest way to avoid a permit question.
• Kersenboogerd and Grote Waal. These districts were built from the late 1960s to the 1980s. Around 1,900 rental homes in Kersenboogerd are being connected to an HVC heat network over the next few years. If you own your home there, check the latest plans before replacing your boiler.

What does it cost?

Every job gets one fixed price before I start, with no call-out charge. A fault visit is €135 incl. BTW, small parts included, and a boiler service is €145 incl. BTW plus materials.

A standard boiler replacement is a fixed price too: €2,095 incl. BTW for a CW4 (Intergas HRE 28/24 CW4 or Remeha Avanta Ace 28c), with the scope confirmed in writing. Work on the flue is assessed per job. See the prices page for the other boilers and fixed prices.
