The price
€85 excl. BTW per boiler, from 3 boilers. That's the service itself; any parts it needs come on top, the same as on my homeowner service. You get the BTW on the invoice, shown separately.
What each service includes
Every boiler gets the same full service a homeowner gets: opened up, heat exchanger cleaned, condensate tray and siphon rinsed, new gaskets, then checked for leaks and clean combustion, and tested on heating and hot water. Afterwards you hear what I found at each address. The whole checklist, and why I always replace the gaskets, is on the boiler servicing page.
If I find something that needs fixing, I tell you before doing anything, with a price.
Why a yearly service matters for a landlord
In a rented home the boiler is usually the landlord's to maintain, not the tenant's. A serviced boiler breaks down less, which means fewer call-outs in winter and fewer unhappy tenants. My guide to the boiler in a rented home explains who is responsible for what.
Repairs and replacements

Yes. If a service shows a boiler needs a repair or is near the end of its life, I tell you first and quote in writing before doing anything.
