How I can help

Planning a job in Amsterdam

For an upstairs flat or a tight boiler cupboard, show me the access as well as the appliance. Photos of the stairs, available space and visible flue route help me plan the visit and bring the right materials. Tell me about parking or building access arrangements too.

Does your building have a shared flue?

Let me know before ordering a boiler. The new appliance needs to be suitable for the shared system, and the VvE or building manager should provide the relevant information and arrange any communal work. I’ll help you identify what we need to check before the installation is priced.

Boilers in Amsterdam homes

• Tight cupboards. In many Amsterdam homes the boiler is built into a small cupboard, often under the stairs or in a wall. A new boiler has to meet its own installation manual for the space around it and for ventilation, not the old one’s. So I measure the cupboard before I quote and check the casing can still come off for servicing. Sometimes a compact model solves it; sometimes the cupboard front changes or the boiler moves.
• Flues up an old chimney or shaft. Where the flue can’t go straight through the roof, it often runs up an existing chimney or shaft inside a flexible liner, such as the 60 mm double-walled Burgerhout MiniFlex, which has to sit in a ventilated shaft. That takes more planning than a straight roof outlet, so send photos of where the flue goes now.
• Lead pipes in older homes. Homes built before 1960 can still have lead drinking-water pipes indoors. Waternet replaced its own pipes up to the main tap; the pipes inside are the owner’s to replace.

What does it cost?

Every job gets one fixed price before I start, with no call-out charge. A fault visit is €135 incl. BTW, small parts included, and a boiler service is €145 incl. BTW plus materials.

A standard boiler replacement is a fixed price too: €2,095 incl. BTW for a CW4 (Intergas HRE 28/24 CW4 or Remeha Avanta Ace 28c), with the scope confirmed in writing. Work on the flue is assessed per job. See the prices page for the other boilers and fixed prices.
