What a new boiler really costs

A new boiler is one of the bigger bills in a Dutch home, and the quotes you get can be hard to compare. Here's what the price is made of, what my bands include, and where the money goes when a job costs more.

What a new boiler costs with me

My prices are guide bands, and every one of them already includes BTW:

  • A standard CW4 replacement is €1,995-€2,495 incl. BTW. That’s the everyday choice for a home with one bathroom.
  • A standard CW5 replacement is €2,195-€2,795 incl. BTW: more hot water per minute, for a demanding shower or a bath that you fill often.
  • A premium CW4 or CW5 is €2,495-€3,195 incl. BTW. Here you pay for the model, its features and the manufacturer’s warranty, so compare those rather than the number alone.
  • Fitting a boiler you bought yourself is €850-€1,450 incl. BTW, after I’ve checked that it suits your home.
  • A relocation or a complex installation is €2,750-€4,500+ incl. BTW, open-ended because pipe runs vary. My guide to moving a boiler explains that one.

A standard replacement covers the boiler, the labour, the small installation materials and taking the old boiler away. The written quote sets out the flue, the connections and any extra work for your home. The band helps you budget; the quote is the fixed price. You’ll find the same bands on my prices page.

What the price is made of

The boiler. The biggest single item. CW is the Gaskeur hot-water class: a higher class means more hot water per minute. Milieu Centraal notes that the energy label also shows the hot-water capacity, with the letters S to XL. Within a class, the brand and the model set the price; I work with Vaillant, Intergas, Remeha, ATAG and Nefit-Bosch, and my brand guides on Intergas, Remeha, Nefit-Bosch, ATAG and Vaillant explain what I see of each.

The flue. The rookgasafvoer is part of the installation, and existing parts aren’t automatically suitable for a new boiler. Sometimes the old flue can stay; sometimes a new concentric pipe or a new roof outlet is needed, and that’s the line that most often separates two quotes.

The condensate drain. A modern boiler drains condensate through a siphon to the sewer. If there’s no drain near the boiler, a pump or extra pipework is needed.

The gas pipe. The boiler gets a gas tap right at the appliance, and the pipe has to be the right size for it. An old or undersized pipe is replaced; see gas pipework.

Labour and commissioning. Removing the old boiler, hanging the new one, connecting everything, testing for leaks and setting the boiler up for your home. Consumentenbond points out that the time an installer spends on the right settings matters, and I agree: a boiler set up carelessly costs you gas every month.

Extras. A new thermostat, a filter, new radiator valves. Useful, but they’re options, and they should be listed as such.

What pushes the price up

  • A new position. The pipes, the flue and the drain all have to travel; that’s the complex band.
  • A long or awkward flue route, or a shared flue in an apartment block, where the VvE has to be involved.
  • Replacing an open-flued appliance with a modern room-sealed boiler, which needs a new flue and air supply.
  • A gas pipe that’s too small or too old for the new boiler.
  • Radiator valves. Milieu Centraal notes that since 10 March 2020, when the boiler is replaced, every room has to have its own temperature control.   • A tired expansion vessel or other parts of the system that don’t suit the new boiler; see the expansion vessel guide.
  • Access. A loft with a hatch and a ladder takes longer than a utility room.

The national averages

For a sense of the market: Milieu Centraal puts the average at €2,100 including installation (page updated July 2026). Consumentenbond gives €900 to €3,000 for the bare boiler alone, which shows how much the choice of model moves the total before a single pipe is touched.

My standard bands sit around those national averages. A quote well below them is usually a different scope, not a better deal, so check what it leaves out.

Repair or replace?

Not every fault means a new boiler. A repair visit is €114.95 incl. BTW per hour with no call-out charge, and two hours plus a replacement part typically comes to €300-€400 incl. BTW. Boiler repair explains what to send me.

Replacing starts to make sense when the faults keep coming back, when parts are hard to get, or when the boiler is old enough that the next repair is money thrown after bad. Milieu Centraal’s advice is to start looking into a new heating appliance in good time and not wait until the boiler gives up. I agree: a boiler that dies in January leaves you choosing under pressure, and often paying more.

Boiler or heat pump?

The announced requirement to fit more efficient heating at replacement in 2026 was withdrawn; my guide to the heat-pump rules has the details. Milieu Centraal’s advice today is that if you choose a new hr-ketel, it’s worth adding a hybrid heat pump at the same time.

How to compare quotes

Line up the same boiler model, the same hot-water class and the same scope: flue, gas pipe, drain, removal of the old boiler, commissioning. Then compare the totals including BTW, with the options listed separately. My guide to reading a Dutch quote walks through the Dutch terms you’ll meet.

Yes. Prices shown include BTW (21%). The written quote and invoice show the BTW amount separately. When you compare quotes, make sure the other one is on the same basis.

The bands cover a standard replacement in the same position. Flue work, changes to the gas pipe, a relocation, and options such as a thermostat, a filter or new radiator valves are set out separately in the written quote, so you can see each one.
